Stone home lit in blue with permanent soffit lighting

Year-Round Curb Appeal

Permanent Outdoor Lighting

Discreet LED nodes tucked into your soffit line. Invisible in daylight, 16 million colors after dark — and you never touch a ladder again.

How It Works

Installed once. Yours forever.

We mount commercial-grade RGBW LED nodes directly into the soffit and roofline of your home — permanently, cleanly, and color-matched to your trim so they disappear during the day.

After dark, everything is controlled from an app on your phone: colors, brightness, patterns, schedules, and holiday presets. Set it once and it turns itself on every night, or change the whole look in about two seconds.

  • Color-matched track disappears against your trim in daylight
  • Wi-Fi smart controller included on every package
  • Schedules, holiday presets, and music sync
  • Weather-rated for Texas heat, wind, and hail
  • Labor warranty on every install

Estimate Your Project

What Will Mine Cost?

Slide to roughly how many feet of roofline you want lit. Most single-story homes land between 50 and 120 feet.

Not sure? Start with one of the common sizes below, or just call us and we’ll measure it for free. Commercial and multi-building properties welcome — those are quoted per site.

This is a starting estimate based on our volume pricing — the per-foot rate drops as the project grows. Final pricing is confirmed after a free on-site assessment; roof pitch, access, and design choices all affect the real number.

Got Questions?

Permanent Lighting FAQ

Can you see the lights during the day?

Barely. The track is color-matched to your trim or fascia and tucks up under the soffit line, so from the street it reads as part of the roof detail. Most neighbours don’t notice it until it comes on.

What’s the difference between this and Christmas lights?

Christmas lights go up in the fall and come down in January — you pay each season. Permanent lighting is installed once and stays. It does your Christmas display, but also Halloween, July 4th, game days, and plain warm white the other 300 nights of the year.

Do I need a subscription or monthly fee?

No. You pay once for the install. The app and controller are yours — there’s no ongoing charge from us to keep using your own lights.

How long does an install take?

Most homes are a single day. Larger properties, multi-zone setups, or homes with landscape and architectural lighting can run into a second day.

What happens if a section stops working?

Call us. Every install carries a labor warranty, and the LED nodes themselves are covered by manufacturer warranty. We service what we install.

Will it hold up to Texas weather?

The nodes and track are weather-rated and sealed for outdoor use — heat, wind, and driving rain included. That’s the main reason we don’t use consumer-grade strip lighting for exterior work.
